A family villa in Damac Lagoons, Dubai, taken from a developer shell to a calm, hotel-grade home. Travertine floors run through the ground level, warm oak and fluted glass frame the living room and the marble stair, and DA Living alabaster lighting turns every ceiling into a soft source of light.
Upstairs, a master suite with an oak headboard wall and its own dressing room, two children's rooms with star-lit ceilings and a guest room. Outside, a pool terrace under a shaded pergola. Ongoing project: fit-out works are on site now.
The brief
The family bought a new villa in Damac Lagoons and received the standard developer handover: white walls, grey wood-look tiles, basic bathrooms and a flat ceiling. They asked for a warm, quiet home that feels finished down to the last detail, with real rooms for two children and a master suite that works like a private hotel room.
Everything had to be designed, supplied and built by one team, on a fixed programme, while keeping the lighting, furniture and stone within budget.

The challenge
Developer villas look the same from the inside: one flat ceiling height, no concealed lighting, generic bathrooms and a large living room that feels empty rather than grand. We had to rebuild ceilings, walls and wet areas inside a finished building without touching the structure, and deliver while the family planned their move-in.

Our approach
We replaced the developer tiles with large-format travertine and built stepped gypsum ceilings with warm cove lighting and slim linear tracks. In the living room a stone TV wall and an oak and fluted-glass screen frame the marble stair; stacked alabaster rings from DA Living hang over the sofa, and a cluster of alabaster drops lights the stairwell. The dining table sits under a linear alabaster 'sail' pendant with cream bouclé chairs; the kitchen island has two interlocking alabaster rings.
The master suite has a full-height oak headboard wall, fluted-glass wardrobes and a dressing room with lit walnut shelving. Bathrooms move from blue developer tiles to calacatta marble, warm grey stone, fluted oak vanities and backlit niches. The children's rooms have fibre-optic star ceilings, a reading arch and a magnolia mural in one, a pink loft bed in the other, each with its own DA Living pendant.

The result
A Damac Lagoons villa that no longer looks like a developer unit: warm, layered and lit like a boutique hotel, with rooms built around how the family actually lives. Works are ongoing; this page will be updated with photographs from site.
